At Johnsons Property Consultants, we look after residents across Worcestershire, Warwickshire and Gloucestershire, providing a professional, responsive management service designed to make day-to-day living as smooth as possible.

From the moment you move in, our role is to ensure your home is safe, compliant and well maintained. We act as your main point of contact, handling repairs, maintenance and property matters efficiently and with care. Our experienced property management team works closely with trusted local contractors to resolve issues promptly, keeping disruption to a minimum and maintaining high standards throughout the property.

 

Clear communication is central to our approach. We provide straightforward guidance on your tenancy, explain processes in plain English and keep you informed at every stage. Whether you’re reporting a maintenance issue, renewing your tenancy or simply need clarification on a tenancy matter, you can expect timely, professional responses from a knowledgeable local team who understands both the property and the area.

Tenant Fees - Clear & Transparent

At Johnsons Property Consultants, we believe in being open, fair and transparent from the outset. In line with current legislation, the only fees that may apply to your tenancy are outlined below.

Holding Deposit

To reserve a property, a holding deposit is required. This is capped at one week’s rent and will be set against your first month’s rent or tenancy deposit, subject to referencing.

Tenancy Deposit

Your tenancy deposit is capped at:

  • Five weeks’ rent (where annual rent is under £50,000)
  • Six weeks’ rent (where annual rent exceeds £50,000)

Your deposit will be protected in a Government-approved Tenancy Deposit Scheme, giving you peace of mind throughout your tenancy.

Late Payment of Rent

We understand that circumstances can occasionally arise. However, if rent remains unpaid for 14 days, interest may be charged on the outstanding amount.

This is capped at 3% above the Bank of England base rate, calculated daily from day 15.

Lost Keys or Security Fobs

If keys, fobs or access devices are lost, you will be responsible only for the actual and reasonable replacement cost.

Changes to the Tenancy

If you request a change to the tenancy (for example, adding or replacing a tenant), a fee may apply. This is capped at £50, or the reasonable costs incurred if higher.

Early Termination

Should you need to end your tenancy early (subject to landlord agreement), the landlord may recover the reasonable costs incurred, but cannot charge more than the financial loss suffered.

Missed Contractor Appointments

Where a contractor visit has been arranged with your agreement and access is not provided, the landlord may seek to recover the reasonable cost incurred. This would usually be addressed at the end of the tenancy if necessary.

Guarantors

If a guarantor is required, they agree to:

  • Cover the rent if the tenant fails to pay
  • Fulfil the tenant’s obligations under the tenancy agreement

This commitment is formalised in a signed Deed of Guarantee.
